I can assist you with purchasing your property – whether it’s your first home, your next move or your investment property. It is important to be aware of your rights and obligations throughout the entire process but especially prior to signing the Contract.
Once you have found your property the agent will prepare a Contract for you to sign and then present to the Seller. Although there are some matters a Seller must disclose to you prior to signing the Contract it is generally “Buyer Beware”. We can discuss the draft Contract with you and suggest additional special conditions to protect you and meet your particular circumstances. It is critical that the Contract is reviewed prior to execution as once it has been signed by the Seller there are very limited options to amend.
Once the Contract has been signed by all parties there will be various critical dates and searches to be conducted. You will also be responsible for arranging your finance, a building and pest inspection, insurance and other requirements under the Contract. Once your conditions have been satisfied the Contract will be unconditional.
I will order all outstanding searches and prepare for Settlement by calculating figures and arrangements with all parties. You will be kept updated in order to ensure that you are given as much time as possible to make your own arrangements. I will attend Settlement and all other requirements following Settlement such as ensuring the transfer registers with the Titles Office.
