It’s just as important to engage an experienced conveyancer when you are selling a property as when you purchase. I will ensure your rights are protected from the execution of the Contract through to attending Settlement.
The agent will present you with a Contract signed by the Buyer as their formal offer to purchase your property. I can discuss the draft Contract with you to ensure you have made the necessary disclosures to the Buyer to avoid a Buyer’s potential termination or compensation right and so you understand the Contract time frames that you must adhere to. It is critical that the Contract is reviewed prior to execution as once it has been signed there are very limited options to amend.
Once the Contract has been signed by all parties there will be various critical dates and searches to be conducted. We can assist you with liaising with your bank to ensure they are ready to settle and in relation to satisfaction or variation of the contract conditions. Once your conditions have been satisfied the Contract will be unconditional.
I will liaise with your bank and prepare for Settlement by calculating figures and arrangements with all parties. You will be kept updated in order to ensure that you are given as much time as possible to make your own arrangements. I will attend Settlement and all other requirements following Settlement such as ensuring your mortgage is paid out and your funds are deposited to your account.
